Do you have any rooms available on a particular date?

Do you have a front desk?
No, we are contactless check-in and check-out, but we DO try to meet all our guests. During COVID this became a blessing that we had door codes instead of keys and a front desk. Call 785.447.1678 if you have not received your door code 12 hours prior to your arrival.
What time is Check-in and Check-out?
Check in time: anytime after 4 PM.
Check out time: by 10 AM
Contact us if you need to waiver from these times and we'll do our best to accommodate if schedules permit.
Can we check in early or exit late?
You’d need to request special permission for either. Since we don’t have tons of cabins, our allowed flip time is crucial to prepare for the next customer according to our highest standards. Anything over 3 hours difference from check-in or check-out regular times will be an additional half day charge.
What is your pet policy?
We are glad to have your pet visit. Simply let us know if you have a 4 legged furry family member visiting. There is a pet fee of $15/night/pet. It just goes so much more smoothly if you are honest about this upfront. Pets are not allowed on the furniture. Please clean up your pet’s excrement and see that “Mr. Digger” leaves no holes in the yard. If excessive cleaning is needed due to your buddy, a minimum fee of $75 will apply plus any damage repair costs. Scratches on woodwork, stains on the carpet, or furniture damage would be examples.
How many bedrooms are in the cabins?
2 private bedrooms each. More specific room details and photos are here.
What size are the beds?
All bedrooms host queen size beds and the living room hide-a-bed sofas are also queen-sized. Extra towels, linens, pillows, and blankets are in linen closets for guest use.
What is provided?
We provide already made beds and additional pillows, linens. Six towel sets, shampoo, body wash, hairdryer, iron, and board. A coffee maker and coffee, table and chairs to seat 6 in the kitchen along with basic kitchenware, utensils, cooking skillets, and pans. Coffee. A starter supply of dish soap, toilet paper, trash bags, & paper towels is provided. Coffee. It’s a full-size kitchen with all the large appliances (and even small ones like that coffee maker we mentioned earlier for the coffee which we’ve mentioned SEVERAL times.
Do we need a reservation or can we decide last minute to ask about accommodations?
Walk-ins are welcome but reservations are encouraged. Walk-ins contact: 785.447.1678 You’ll then receive a door code once payment is secured.
How do I make a reservation?

Do you provide daily housekeeping?
No. To help us conserve water, we ask that you please reuse your towels. Fresh towels and linens will be provided upon request for guests staying more than 4 nights. If you require cleaning during your extended stay, please arrange for additional services prior to arrival (additional fee of $30/mini-clean).
Is there a grill or firepit?
Propane grills on each back deck are yours to enjoy. A map to the firepit a short walk away is provided. Wood and wire roasting sticks are free to use at the firepit. Please practice safety and completely extinguish your fire. No other fires on the property outside of the firepit are allowed.
Can you tell me more about that firepit?
We provide the wood and the roasting wires for you. Also, there are lighters and 4 bag chairs/quad chairs in your cabins you can carry down and back. Gather nearby kindling to get your fire started.
Where can we get hot dogs or S’mores?
We provide a S’mores kit for purchase in your cabin! You’ll need to bring your own hot dog supplies or run to one of the local grocery stores 5 minutes away.
Do you have satellite TV? Wifi?
Enjoy the Direct TV and wifi.
What about smoking and non-smoking rooms?
The roomy-covered front porch can be utilized as a smoking area. Absolutely No Smoking or vaping inside cabins. If suspected, an excessive cleaning fee of $75-$350 will apply.
Do you have a quiet hours policy?
Out of respect for our neighbors nearby, please maintain quiet hours between 11 PM and 7 AM.
What is expected upon our exit?
Prior to leaving, you will be responsible for a general sweeping, removal of perishable items, bagging of all trash, and washing all dirty dishes. Used towels should be placed in the tub to prevent furniture and carpet damage. Yup, we provide the vacuum and brooms in the unlocked linen closet! Great character-building opportunity for Junior.

Can we fish in the ponds?
Certainly! We provide the fish but not the poles or bait. You can also cross our field on foot to get to the nearby Republican river if desired. We can’t guarantee the fish are always biting, but the list of fish that have been caught on our property have been: Bass, Wiper, Bullhead, Bluegill Channel Cat, Crappies, and Walleye.
Can the kids bike on the trails?
Sure! Let’em burn up that energy. Bring the bikes. We keep the trails on the 40 acres mowed, but they are rugged paths. Dirt bikes will do better. Kids will resultingly sleep so good at night! Better bring hubby’s bike too.
What forms of payment do you take?
Debit or Credit cards from Discover, Mastercard, or Visa. Cash is also acceptable. Please make arrangements if paying in cash as we’ll need to meet you at a mutually convenient time before a door code will be given for cabin entry. A debit/ credit card will STILL be needed to keep on file during your stay.
Why would a debit/ credit card still be needed on file during our stay if we pay in cash?
You will be liable for any damages or losses incurred during your stay. If you become aware of damages or missing items upon check-in, please report them within an hour. If damages or missing items are noted after your stay, you will be charged for repair or replacement. If a credit card is on file, it will be invoiced. This also applies to extensive cleaning needed (minimum $25). And hey, remember the S’mores package we mentioned under firepit info? Those are QUITE popular and it’s a great way to pay for it.
What is your cancellation policy?
Cancellation Policy for Cabins
*Cancellations received 30 days or more prior to arrival will result in forfeiture of deposit only.
*No refunds will be made for cancellations made within 14 days of arrival date.
In addition, your credit card on file will be charged for the entire length of your reserved stay, less any nights we are able to re-book with another reservation on the same dates as your reservation.
*You may change the dates of stay if requested more than 30 days before your arrival date with an
additional $10 change fee added per cabin reserved.
*No reductions for late arrivals or early departures
Why the need for this cancellation policy?
We only have a few cabins, not 60 rooms. It’s a BIG deal if someone cancels because that’s 50% of our anticipated revenue. It is not cost-effective for us to honor reservations while turning other customers away if the reservation is canceled at the last minute and the cabin ends up unrented. We request our Guests honor their reservations.
